Fast-Track Recreation Fit-Out

Location: Greater Toronto Area, Ontario
Size: ~4,500 sq ft total Indoor Golf build-out
Timeline: April 2025 – July 2025 (~16 weeks)
Service model: Design-Build (structural + MEP)

After the building permit was issued, we managed the fast-track conversion of an existing 4,500-square-foot commercial space into a recreation facility, taking the project from demolition through interior renovation, trade coordination, HVAC modification, finishes, and opening readiness in approximately six weeks. Critical-path items including the HVAC renovation had to move in parallel with the build-out, requiring careful coordination across mechanical, electrical, and finishes trades. The project moved from permit release to grand opening on the original schedule.

Warehouse Mezzanine and Office Upgrade

Location: Greater Toronto Area, Ontario
Size: ~4,000 sq ft total (3,348 sq ft mezzanine + office build-out)
Timeline: April 2025 – July 2025 (~16 weeks)
Service model: Design-Build (structural + MEP)

We successfully delivered a warehouse upgrade project involving a new structural-steel mezzanine and a full office build-out beneath and around the mezzanine area. The project was completed in 2025 and included coordinated design, construction management, trade sequencing, and final handover support.The scope included structural steel work, office partitioning, mechanical and electrical coordination, interior finishes, and quality review at key trade handover stages. Progress was managed through owner coordination meetings, milestone tracking, and site-based execution planning to maintain schedule control and reduce disruption to warehouse operations.ProWise Group supported the project with structural engineering review, MEP coordination, design-build management, and construction oversight from planning through completion. The completed space now provides a functional warehouse mezzanine and upgraded office environment, improving operational use of the facility while maintaining a clean, professional workplace finish.

Case Study 03

Delivered

Industrial Exterior Site Works and Underground Services

Location: Mississauga, Ontario
Size: ~150 m underground service excavation + ~40,000 sq ft asphalt resurfacing
Timeline: November 2024 – December 2024 (~2 months)
Service model: Design-Build (civil + site servicing, P.Eng. stamped)

We delivered parking-lot and underground-services upgrades for an active industrial facility, coordinating excavation, underground piping, traffic movement, safety, and surface restoration without interrupting operations on site. The scope covered roughly 150 metres of underground service work plus approximately 40,000 square feet of asphalt resurfacing. We sequenced excavation, backfill, and paving in zones so that staff parking, truck access, and shipping movements could continue throughout construction. The design-build delivery was supported by P.Eng. certified civil and site-servicing design through our design and engineering team.

Each project above runs under one of our two construction service models — Construction Project Execution for stipulated-sum, fixed-price, or design-build delivery; and Construction Management for projects where the owner wants direct cost transparency under a CM-at-Risk or CM-as-Agent agreement. The service model determines how price certainty, owner control, and contingency are handled — not what gets built.

Why are project owners not named?

Most of our clients prefer to keep their construction work private, especially for industrial and institutional projects. We do not share owner names without written authorization. We share project type, region, size, timeline, and outcomes, and we provide direct, owner-authorized references during the sales conversation when owners agree to be contacted.

Can I visit a completed project?

For some projects, yes. We can arrange a site visit during the sales process when the owner is open to it. Site visits are most common for industrial and warehouse builds where the owner sees value in showing potential clients their finished facility. We coordinate the visit; the owner makes the final call.
