Commercial and Industrial Construction in the Greater Toronto Area — Project Execution, Management, and Fit-Out

From industrial facility fit-out to commercial renovation, ProWise Construction manages construction delivery across the Greater Toronto Area and Ontario. We work under fixed-price, cost-plus, and construction management fee structures, and we share project numbers — schedule, budget, and scope — in plain language from the first conversation.

Site Coordination Field decisions, trade sequencing, and owner reporting kept visible from mobilization through turnover.

What We Deliver

Construction Services for Commercial and Industrial Projects

Construction Project Execution

For owners who already have drawings and permits in hand. We mobilize trades, manage the site, control the schedule, and turn the project over. Available as fixed-price, cost-plus, or CM fee depending on how cost visibility and risk allocation should sit between owner and builder.

Construction Management

For larger or phased projects where the owner wants pre-construction support, budget control through trade buy-out, and single-point coordination during execution.

Industrial Fit-Out

For warehouses, light manufacturing, cold storage, and food-grade facilities. Phased work in active facilities, heavy MEP coordination, and Pre-Start Health and Safety Review (PHSR) compliance.

Estimate Your Construction Budget

Before you talk to a general contractor, get a sense of what your project might cost. Our Construction Cost Estimator returns a Class D conceptual range (±20–50%) based on building type, location, size, and stage — useful for early planning, feasibility conversations, and internal budget discussions. It is not a quotation.

Class D conceptual estimate per AACE International Recommended Practice 18R-97 · Not a quotation · Not a basis for financing or contract value.

Industrial Construction

Built for Industrial Projects

Industrial construction asks more than commercial experience. Work often runs inside an operating facility — production cannot stop for the build — which means phased execution, controlled trade sequencing, and live coordination with the owner's plant and safety teams.

Heavy mechanical, electrical, and plumbing scopes overlap with equipment platforms, structural slabs sized for point loads, and process integration. Regulatory triggers including PHSR under Ontario Reg. 851 sit inside the schedule, not beside it.

Choose the Contract Model That Fits Your Project

Fixed-Price

Stipulated Sum

Defined scope, defined number. Owner takes price certainty; builder takes execution risk. Best fit when drawings are complete and scope changes are unlikely.

Cost-Plus

With GMP Option

Owner sees actual trade costs plus a defined fee. Suited to projects where scope is still evolving or where transparency on every line item matters.

CM Fee

Construction Management

Builder engaged early as the owner's construction advisor. Pre-construction support, competitive trade buy-out, single-point coordination. Common on phased industrial work.
