Five construction service paths covering small fixed-price turnkey and design-build jobs at one end and large construction management mandates at the other. Each path differs in how scope is defined, how cost visibility is shared between owner and builder, and how risk is allocated. The five services below are the delivery paths we use most often — selected to match your project type, how complete the design is, and how much pre-construction coordination the work requires. Construction Project Execution
Best when: Drawings and permits are in hand; owner wants the builder to execute.
Trade buy-out, site mobilization, schedule control, quality inspection, owner reporting, and project turnover. Available as fixed-price, cost-plus, or CM fee depending on scope clarity.
Commercial fit-outs, renovations, small-to-mid commercial new builds, industrial fit-outs with stable design.

Construction Management
Best when: Design is still finalizing, or owner wants open-book pricing through trade buy-out.
Pre-construction support, constructability review, trade packaging, competitive buy-out with open-book pricing, single-point coordination during execution, and owner reporting.
Larger or phased projects where the owner values transparency and early builder input.

Renovation & Retrofit
Best when: An existing building needs interior renovation, MEP retrofit, or use-change work.
Demolition, structural modification within Ontario Building Code limits, MEP retrofit coordination, finishes, and code-related upgrades. Phased to keep the rest of the building usable where possible.
Commercial floor renovations, retail rebuilds, office tenant improvements, industrial retrofit packages.

Commercial & Industrial Fit-Out
Best when: A shell or existing facility needs to be fitted out for a defined use.
Interior partitioning, mechanical and electrical distribution, process and equipment coordination, finishes, and opening readiness. Industrial work includes equipment platforms, point-load slabs, and PHSR coordination.
Office tenant improvements, retail and restaurant build-outs, warehouse interior fit-outs, light manufacturing.

Small Project Turnkey / Design-Build
Best when: Scope is small and well-defined; one party for design coordination and execution.
We absorb design coordination through our sister practice ProWise Engineering, trade procurement, permits-as-applicable, execution, and turnover under a single fixed price. Best when managing separate contracts is more overhead than the project warrants.
Single-tenant fit-outs, minor renovations, small commercial new builds, small industrial packages.
